This is par for the course for Satellite - the concrete strip mall laden corridor for this County, or Developer's dream municipality declining to enact local ordinances and land use planning adverse to pouring concrete. Looks like Satellite, & IHB for that matter, needs leadership willing or able to analyze beyond property tax revenue, which really should not be the end analysis for land use and building regs.

Here is a petition to help stop it. I don't think it is approved yet. Even better - show up at 7 p.m. when they do their presentation in Sat. Beach on Nov. 6th.

Or possibly show up a little before 6pm?
FL Today reports there is a "gathering" sponsored by a "Save The Turtles" group starting at 6pm outside city hall. FL Today Also, the city's website lists a CRA meeting Wed 11/6 at 6:00 pm. I thought the CRA (Community Redevelopment Agency) had been dissolved... Anyone know what's up there? Minor edit: The CRA link on the city web page is separate from the other boards: http://www.satellitebeach.org/...development_agency.php but I still thought it had been dissolved. My bad. Yes, I went.
These meetings are always good for a laugh. Basically, it goes back to the 2004/2005 time frame. It was zoned back then for condos and such. The bottom line is this; You can have 4 condos and 17 multi level buildings or You can have 3 condos and a hotel (check) or C. Get sued by developer. They paid $13.5 million for land, and the annual budget for the city happens to be $13.5 million. In the end, the developer would win and the City would be left devastated. It would be in litigation for years and years. Even if the City prevailed, the would basically be bankrupt. The best point of the night was brought up by a lady from North Satellite Beach. She mentioned that she didn't want to see chairs and jet skis for rent on the beach. The City does have total control of this. So at this point, if you want to protest anything, call the city and express your thoughts about rental companies connected to the hotel. |

I don't think the City does have control at this point. You can't deny building that
meets zoning and code. Even if Satellite changed their land use regs. right now, the developer would have a viable Bert Harris Act claim against the City, since the plans were so far in motion before the change. Satellite clearly does not have the stomach to stop the worsening landscape pollution and oversized structures in their own community. Councilman Montanaro's comment in Florida Today's article, suggesting Satellite somehow prevented an even worse scenario, comparing Neptune Beach's "blowing up" with development, is a dishonest and ignorant comparison. Who is that guy? - Satellite did not do their "homework" on this issue. Neptune Beach may have "blown up" recently, but the reason for that is because it's a great place to live, due to successfully doing what Satellite and a few other beach communities in this area have failed to do, namely: zoning only allowing single family or duplexes & a few grandfathered triplexes; no short term rentals; encouraging long term & permanent residency; 2004 vote passed on height limitations at around 35' -45'; commercial limited to "Town Center" and portions west of 3rd st.; modifying 1st street successfully discouraging vehicular traffic - you don't need or want a car in Neptune Beach; tight restrictions on what can exist in commercial sector (Town Center) encouraging interesting commercial and artistic ventures; the town appears to work at improving the lives of permanent or long term residents, unlike Satellite. At this point, civil disobedience would be the only road to stopping this project, which has worked in stopping unpopular proposed development. I hate to name names, but here goes. Several years ago just when they started the twin towers of hell, I called John Stone, building Director for Sat Bch to inquire about the project.
He told me that the condo was going to deed 25 feet of land on the south end when the final building was CO'd (Certificate of Occupancy). Here we are near that point and I don't see 25 feet there. I see some underground power utility boxes and a narrow strip of land on the south end of the chain link fence. Nowhere near 25 feet. I see the north Scorpion Court with barriers from storm damage.
