My homeowners has gone up $2,500 in three years.

And what do Republicans do? They tell the insurance agencies that they are off the hook if you roof is more than ten years old.

All of them need to be voted out, from Deathsantis on down.

Let me clarify for crackhit: this is for homeowners insurance, if you live in a dirt floor hut in Palm bay, you might not be included.

Cole, how is your new FEMA flood zone? Mine went from X to AE. Since I already had flood insurance I was grandfathered in as X so my rates will remain the same. If it was new insurance and rated as AE the cost would go from $550/yr to $5500/yr. Kinda messes with the resale value.....

I'm on the edge of the flood zone - the end of my driveway - four blocks from the beach. I was told everyone (insurance) is pulling out from Brevard and that 5 grand a year is the best deal. I'm doing shutters for a reduction, but they are going to cost me a couple grand, so it's a wash, but it will be better than boarding up. My flood is extra.

Own cash out right so don't need it... when I bought beachside I foresaw this so stayed low principal and able to initially buy on 15 year note instead of 30 year note which makes that realistic to do. Not quite there yet but it's on the horizon! Of course for people that are already long into their homestead this doesn't mean much but for the younger folks definitely something to really think about!!! A lot of people say that's fing crazy to do, but the truth is of homes that are hit by storms big storms maybe 2 or 3 out of 5 will actually recover from their insurance the true cost to rebuild while the majority actually just walk away and say pay of my mortgage F it and hope to walk away with some cash. This trend is only going to accelerate - take a read about california eminent domains - and before too long beachside homes will become more of a liability than anything. But of course none of us want to give up the beach lifestyle!!! I've been thinking good idea is to downsize to beach townhouse or something like that, and then invest the equity into a home up in the mountains or somewhere else in a more safer place to live. That way if things do get really bad with climate change later on in my years at least I'll have a safety. And if select the location right even could have an income stream from one of the properties, the VRBOs in mountain towns like Asheville do very well may even come close to paying the mortgage. Actually pretty realistic to do if pick right: end with owning outright beach townhome then have mortgage on other property... And for timing can't beat the present as so much demand for Florida homes right now with the exodus from big cities up north. This whole insurance thing adjusting for climate change affects is just getting started too, so timing out in front of that too

We have a ten year plan for climate change, because there will be a time that insurance will no longer be an option. It looks like it's happening sooner than I thought, so a change of plans might be in order.

I'm getting ready to ride my bike to the beach to check the waves. The thought of not being able to do that anymore makes me sick to my stomach. Living where I live rules.

Also dont forget something like 2.7% you pay into homeowners insurance is siphoned off to payoff the police and fire unions to fund their bloated pensions.

Florida insurers requested 105 rate increases during the first ten months of 2020, Altmaier said. More than half of the increases that regulators approved were greater than 10%.

Wow!

It's almost like the state wants to root out the dead wood (retirees, those on fixed incomes) and inject some new profit. All of those people coming into the state need somewhere to live, why not give Eda the boot and make some new taxes on her once homesteaded house...

Beachside gentrification is something I would expect we've all seen very clearly in our lifetimes. I grew up beachside in Daytona and Ponce, and back then (70's/80's) you could be quite poor really and still live a block from the beach. Not much of that left I'm afraid.

Mine up to 5k+ this year. I just put on a new roof and that dropped me $100/year. If I install impact windows or Miami-Dade approved coverings my insurance will go down 3k. They want no points of entry for winds.

It's the reinsurance agencies that jacked up rates. And rightfully so, there is irrefutable evidence that FBC impact windows/doors drastically reduce claims. Cover them up or pay out the nose.

$4K per annum and that's with a $2500 credit for door/window coverings to code. Flood still the bargain as I remain in X at $450.

I had coverings from way back. During a reinspection the inspector said they needed a code stamped on them. I got some coded ones done for a good rate and got the credit back.

FL gonna grift along with the insurance companies.

My quotes so far are 44k for everything (over 20 windows and 3 doors), 37k for Big Bertha windows (no doors). Waiting on others. It's not cheap but there is a tax credit + yearly insurance savings + added value makes it a wash.

My house is block from the late 50's with a tongue and groove roof and it's strapped like a mofo. The people that built my neighborhood were from up north and used snow bearing specifications. One inspector told me we could flip it over and use it for a boat. I have a 25 year roof with stainless hardware that is five years old. None of that matters in the final insurance cost.

They look at the age and they jack you through the roof.

This is my job and I deal with the renewal costs rising every day. There is literally like three companies that will write homeowners insurance beachside in Brevard right now. If you are paying under $5k a year consider yourself lucky. From what I have seen Universal has been the most lenient with the jacked up renewal prices. Frontline on the other hand I've seen some rates go up over 50%. The entire thing is a mess.. Now the insurance companies are going after the agencies cutting the commission structure down as well. I see a lot of foreclosures in the future if something does not change. A friend of mine has Fl Peninsula and he just went from $3k a year to $4,900. He just bought a new car and that increase is about the same money as the car loan, now he's strapped.

SurferMic: I'm pretty sure I know you and where you live. We used to walk our son through your neighborhood and have stopped out front and chatted with you & the wifey a few times. I have no clue how you managed to get Southern Oak to insure beachside at that rate. Southern Oaks niche is brand new homes in the Viera area. Don't ever let that policy go!

Edit: For anyone that does have Citizens ... RUN, they are horrible.

We moved over off Flug last year, but we still go see my Dad on the weekends. We'll stop by this weekend. Our street is too busy for him to ride the big wheel, so we let him play over by my Dads it's less traffic.

That's incorrect. USAA is one of the best out there. I routinely sue these homeowners insurance companies, so I know. USAA is a saint compared to most. (Full disclosure - I have USAA.)

I'm in south Cocoa Beach and just worked up my renewal for two attached town homes insured with one policy. Combined ~3800 ft under air, block/frame on upper floors and 2 year old roof. Turner is our agent and we are insured with UPC. Premium was $3600, but I removed insuring the contents of home(s) and got it reduced to $2300. I waived the flood insurance. We built above grade and have good storm water setup ....so I'll keep the money and take the risk. I am quite exposed to wind with to many non impact windows. So far I've lucked out for 28 years and during that time I have made two claims that payed out more than I have payed in premiums in the entire 28 years. To those of you that have difficulty with getting a reasonable claim settlement you might consider hiring a "Public Adjuster".

I used to work for Turner, they are good people. UPC is non renewing a TON of policies.. They came in hot a few years ago and now non renewing the majority of the policies due to risk exposure.

Just an FYI to anyone off S Trop Trail they just re zoned the entire area from flood zone X to AE. I am not sure if mortgage companies will now require current clients to acquire flood insurance, if so this will be a mess.

Just kind of wondering about the quotes people are sighting on this thread. I guess I'm lucky so far. I just insure for worst case scenario with maximum deductible, no flood, no contents etc. The yearly savings adds up over time and could be construed as "self insurance" . The change I just made on my renewal could save me 13k over ten years. I recall reading an article years ago about flood insurance in Florida an how the rates have been artificially suppressed in relation to the actual risk exposure to the insurance companies. I don't entirely understand all the factors involved but the bottom line was that it is a huge problem for Florida and could have a major impact on rates and possibly real estate values.

Just had every exterior window and door in our house replaced with impact. Contractor was terrible. I so wish I had used palerider, but the wife wanted to use who we had our rental house windows and doors done by. I won't mention the terrible contractor by name but, it's where we go to surf

Get an updated wind mitigation inspection reflecting the hurricane protection and get it to your insurance company. Should be a substantial discount depending who you are written with.

It does largely depend on the individual adjuster. You sometimes get good adjusters for horrible ins. companies, and bad ones for good companies. So, yeah, it happens. But USAA is usually pretty good.

    Just sent in premium to 'Citizens' proper - not a fly by night 'takeout'.. Told them I'd drop them if they forced me into a 'takeout'.. Helll of a racket going on there - our gov's buddies starting insurance 'takeout' businesses, taking premiums, then of course 'going out of business...
    ~$3,500 total.. Only ~$200 more than last years.. About $2450 for 'wind', the rest 'Homeowners'.. Cole, why the F is yours is going up that bad?? I'm on A1A across from beach ~200 steps to sand.. 2050 sf, 1961 CBS, hip roof, Flood zone X (i.e. no flood insur req'd..) .. Have a few non impact rated items so I'm not 'impact protected'..
    Really don't see Citizens proper as bad.. The forced 'takeouts' are def very fuk'd up.. Made a $70k claim in '05 and they paid no probs, took a while to get all the stuff done by contractors.. Skipped putting back the pool screen porch and replaced the doors & windows w/ impact pated, low E instead.. .. Made a $10k claim (fence, toolshed, & misc roof) a few years ago - with a $6 k deductable.. little more of a pain, but they paid... Being a PE helped with the letter writing, threats etc..

Its not just building materials but things like generators and lawnmowers, too.

For example, a couple of years ago a 3500watt HF Predator inverter generator was often on sale for under 700 bucks. Now it is 850 and might go to 800 occasionally.
Trumps China policy cost the consumers, no question about it.

Combined with the building boom fueled by low interest rates.. Unless you HAVE to do something on your house etc - don't .. Terrible value for your money.. Wait a bit until the reiars are complete - and the market cools down.. In '05 the same thing happened.. Also China was in a building boom buying up all the concrete and stee..
