Millions of people have moved out of New York City during the pandemic, but at the same time, millions of others with lower incomes have taken their place, according to a study released on Tuesday. All told, a net 70,000 people left the metropolitan region this year, resulting in roughly $34 billion in lost income, according to estimates from Unacast https://www.unacast.com/covid19/covid-19-migration-patterns-and-emerging-areas, a location analytics company. About 3.57 million people left New York City this year between Jan. 1 and Dec. 7, according to Unacast, which analyzed anonymized cell phone location data. Some 3.5 million people earning lower average incomes moved into the city during that same period, the report showed. "The exodus isn't as big as people have been talking about," said Thomas Walle, chief executive and co-founder of Unacast. "Maybe the greater impact is how the population is changing and how the demographics are changing." In Tribeca, a wealthy neighborhood in downtown Manhattan, residents who left this year earned an average income of about $140,000, Walle said. The typical person moving into the neighborhood earned an average $82,000, he said. The dual hit to population and income across the city can have lasting consequences for New York City as it recovers from the economic crisis caused by the pandemic, Walle said. "The big question is, 'How does real estate and retail in particular adapt to that?'" he said. Just one prog reduced NYC to a slum.

Let's hope. All prog cities in prog states should do away with cops. We, on the other hand should start offering our criminals an alternative. Three years in jail or a bus ticket to California? While a lot of people might choose the jail time, the dumber criminals (i.e., progs) will choose Ca. At least we would get rid of the dumb criminals.

'What clients are telling me is that they tried the suburbs and they missed the city. They say they miss being able to walk to a grocery store or coffee shop and not relying on a car.'

That's Janna Raskopf, a broker with Douglas Elliman, in a television interview Thursday about a new report showing leases in Manhattan spiked by 30% in November to 4,000 new signees from a year ago.

A record drop in rents as landlords scramble to fill vacancies left by the pandemic outflow drove the strongest November in 12 years, according to the findings from Miller Samuel and Douglas Elliman.

The median net-effective rent, or prices including concessions, dropped 22% last month, tying October's biggest drop on record. The median price for a rental is now down to $2,743, with most landlords offering more than two months free rent.

"Lower prices have created this this trigger for inbound migration," Miller Samuel CEO Jonathan Miller said. "That's one of the early signs of the market potentially improving."

Industry experts cited by CNBC, on which the Raskopf interview aired, say the rising number of new leases is being driven by Manhattan residents taking the opportunity to upgrade, former residents returning from the suburbs after fleeing during the pandemic and millennials who had moved in with their parents.

Another one gone. I, of course, have been predicitng this for some time. But even I am surprised how quickly it is falling apart in these shit holes. So they are all going under. The question now is where everyone will flee to when the progs convert the entire country to a shit hole.

Austin's liberal, but people moving there are less so. It is akin to people formerly living behind the Iron Curtain. Very conservative as a group. Arguably, life in California and the like is worse than it was behind the Iron Curtain. They have seen the light.
